Overview
Projections analyze every active loan in your pipeline (excluding funded and adverse loans) and estimate when each loan will fund based on its current status. Loans are assigned a confidence level, then aggregated into weekly and monthly views.
Confidence Scoring
Each pipeline loan is assigned a confidence level based on how far along it is in the process:
| Confidence | Statuses | Rationale |
|---|
| High | Clear to Close, Docs Out, Closed | These loans are very likely to fund — they have cleared underwriting and are in final stages. |
| Medium | Approved with Conditions, Resubmitted | These loans have underwriting approval but still have conditions or are being resubmitted. |
| Low | All earlier statuses (App Intake through Submitted to UW) | These loans are still early in the process and have more uncertainty. |
Estimated Funding Dates
If a loan has an estimated funding date set, that date is used. Otherwise, the system assigns a default estimate based on confidence:
| Confidence | Default Estimate |
|---|
| High | 1 week from today |
| Medium | 4 weeks from today |
| Low | 7 weeks from today |
If a loan’s estimated date is in the past, it is shifted to today.
Weekly Projections
The weekly view shows funding projections for the next 8 weeks, broken down by confidence level.
Each week displays:
| Metric | Description |
|---|
| Week Range | The date range for the week (e.g., “3/3 - 3/9”) |
| High Confidence | Units, volume, and estimated revenue from high-confidence loans |
| Medium Confidence | Units, volume, and estimated revenue from medium-confidence loans |
| Low Confidence | Units, volume, and estimated revenue from low-confidence loans |
This lets you see not just the total expected volume, but how much of it is highly likely versus speculative.
Monthly Projections
The monthly view aggregates projected fundings by calendar month, providing a higher-level view of expected production.
Each month shows:
- Units — Number of loans projected to fund
- Volume — Total dollar amount
- Revenue — Estimated broker compensation (uses actual broker compensation if available, otherwise estimates at 2% of loan amount)
30-Day Projection Summary
A summary card shows the total projected fundings for the next 30 days:
| Metric | Description |
|---|
| Units | Total loans expected to fund in the next 30 days |
| Volume | Total dollar volume |
| Revenue | Total estimated revenue |
Upcoming Loans
A detailed table lists every active pipeline loan with its projected funding information.
| Column | Description |
|---|
| Loan Number | Broker loan number |
| Borrower | Borrower’s full name |
| Loan Officer | Assigned LO |
| Loan Amount | Dollar amount |
| Estimated Revenue | Projected broker compensation |
| Est. Funding Date | The estimated funding date, if set |
| Status | Current pipeline status |
| Confidence | High, Medium, or Low |
The table is sorted by confidence level (high first), then by estimated funding date.
Accuracy Tracking
The accuracy section compares projected volume against actual funded volume for the last 3 months. This helps you calibrate how reliable your projections are over time.
Each month shows:
- Projected — What was projected for that month
- Actual — What actually funded
As the system accumulates historical projection data, accuracy tracking becomes increasingly valuable for forecasting.
Filtering
Projections can be filtered by Loan Officer to focus on a specific LO’s pipeline and expected fundings.
