Getting to the loan detail page

Click any loan row in the pipeline table, or click the Loan # link.

Loan detail page layout

The loan detail page consists of:
  1. Header — Shows the loan number, borrower name, property address, and current status badge. Includes action buttons for Notes (slide-out sheet) and Edit Loan (navigates to the full edit form).
  2. Summary cards — Four stat cards showing Loan Amount, Broker Compensation, Loan Officer, and Lender.
  3. Tabbed content — Six tabs for detailed loan management:

Editing from the Overview tab

The Overview tab has an inline editing mode that lets you update loan details without leaving the page.

How to edit

  1. Navigate to the loan detail page.
  2. On the Overview tab, click the Edit button (pencil icon) in the top right.
  3. All display fields switch to editable form inputs.
  4. Make your changes.
  5. Click Save to commit the changes, or Cancel to discard them.

Loan Summary card

Editing from the full edit form

For a more traditional form experience, click Edit Loan in the page header. This shows the same form used when creating a loan, pre-populated with the current values.

Updating revenue line items

Revenue line items are managed from the Revenue tab on the loan detail page.

How to edit line items

  1. Go to the Revenue tab.
  2. Click Edit Line Items.
  3. Update the amounts in the table. Each line item has two fields:
    • Amount — The fee amount
    • Commission Amount — The portion of the fee that counts toward commission calculations
  4. Click Save to commit, or Cancel to discard.

The Revenue tab also displays calculated summary cards:
  • Gross Revenue — The gross loan revenue (or broker compensation if gross is not set)
  • Total Line Items — Sum of all revenue line items
  • Total Adjustments — Sum of all flat-amount adjustments
  • Net Revenue — Gross revenue + line items + adjustments

Updating milestone dates

Milestone dates are managed from the Dates tab.

How to edit dates

  1. Go to the Dates tab.
  2. Use the date picker for each milestone to set or clear a date.
  3. Click Save Dates to commit all date changes at once.
Dates are organized into two columns:
  • Processing Dates: App Intake, TRID App, Qualification, Loan Setup, Disclosed, Pre-Approved, Submitted to UW, Approved w/ Conditions, Resubmitted, Clear to Close, Docs Out
  • Closing & Funding Dates: Lock Date, Lock Expiration, Closed, Funded, Estimated Funding, Adverse, Check Received, Finalized, Approved for Payout, Commission Paid

Accounting triggers

Setting certain dates for the first time triggers automatic accounting journal entries:
  • Funded Date — Generates loan-funded journal entries
  • Check Received Date — Generates check-received journal entries
These entries are only generated once. Changing the date after the initial set does not regenerate entries.

Deleting a loan

To delete a loan, navigate to the loan detail page. The delete option is available through the loan management interface. Deleting a loan is permanent and removes all associated data including notes, adjustments, team assignments, and journal entries.
